INVESTMENT APPROACH

We evaluate carefully before we commit capital.

We evaluate each opportunity through market fundamentals, property economics, due diligence, capital structure and risk, with a focus on long-term value and responsible ownership.

Our evaluation process

Market & Location

Evaluate market fundamentals, neighborhood characteristics, demand drivers, comparable properties and long-term growth potential.

Property Economics

Analyze acquisition basis, rents, operating expenses, capital requirements, projected cash flow and potential value creation.

Physical & Operational Due Diligence

Assess property condition, deferred maintenance, renovation requirements, leases, operations and third-party management.

Capital Structure

Determine an appropriate mix of equity and debt based on the asset, business plan, risk profile and projected cash flow.

Risk & Exit Alternatives

Consider downside scenarios, stabilization assumptions, liquidity, potential disposition strategies and alternative outcomes before committing capital.

How we structure capital

The company may use founders’ equity, private investor capital as well as debt, depending on the opportunity. Capital decisions are dictated by a property’s renovation and maintenance needs, expected cash flow, market risk profile and alignment with our strategic goals.
